Example:
Your property is valued at $200,000.

You paid $100,000 in cash for the property.
Repairs and renovations cost $50,000.
$50,000 is your gain on the property ($200,000 – [$100,000 + $50,000] = $50,000).
With the Cost Method, your ROI is: $50,000 ÷ $150,000 = 0.33, or 33%.

 

You paid a down payment of $20,000.
Repairs and renovations cost $50,000.
$130,000 is your potential profit ($200,000 – [$20,000 + $50,000] = $130,000).
With the Out-of-Pocket Method, your ROI is: $130,000 ÷ $200,000 = 0.65, or 65%.
